The aim was to create high-quality apartments with all the amenities of a family home together with the advantages of fantastic views and Adelaide city living lifestyle.
We felt the vision to create an exemplary development would be possible if we combined the best of a sought-after location, considered design planning and a sculptured architectural expression.
We saw something special in the location on the north western corner of Hutt and Ifould Street. Hutt Street is emerging as one of Adelaide’s most beautiful boulevards. This site is part of the ‘suburban’ middle of Hutt.
It has a residential feel, and we wanted to preserve and enhance that. This gave us an opportunity to create a mixed-use development.
Above the two storey podium a mix of 1, 2 and three bedroom apartments are spread over ten floors. It provides just 45 large, high-quality apartments. It is big enough to have a valuable presence from the street, but it will not overwhelm the individual owners.
We have designed it with a two storey high podium that includes a centrally located lobby with retail tenancies on either side to maximise the activation to Hutt Street and along the corner of Ifould Street.
While tenants have not been chosen yet, these spaces will add to the daily life of the building.
A continuous canopy provides coverage to the full length of Hutt Street.
‘Operable’ façades and windows to these retail areas will create a vibrant pedestrian streetscape.
A corner setting has allowed building servicing and access to car park ramps to be located to the west of Ifould Street and off the adjacent west boundary easement. In effect, they are hidden.
There is provision for a commercial tenancy to be located on level 1 along Hutt Street. This overlooks the tree canopies and effectively screens the car park from Hutt Street.
The centralised service core on each floor of the building has been kept to a minimum to allow in natural light.
This allows large setbacks from the sides boundaries and creates a highly articulated and sculptured built form – an interesting and beautiful building in other words – not just another box building.
Keeping the apartments to 4 or 5 per floor and utilising the corners maximises natural daylight and cross-ventilation and provides privacy and unique outlooks to each apartment.
Many apartments are more like larger hotel rooms. There is no feeling of this with OPUS. We have done everything we could to make these apartments homes.
The apartments are large and have generous proportions. We designed 3-metre floor to ceiling heights. Rare, if not unique, in apartment design.
Each apartment has a private entranceway, mirroring a suburban home. There is large, open plan living spaces to corners that maximise the extent of the views with adjacent 2.5m wide useable external terraces.
Bedrooms and bathroom facilities can be accessed from hallways to maintain privacy from the living spaces. Large walk-in robes, laundry rooms and pantries provide the amenities to create a high-end apartment home.
Overall the project’s brief was to create a unique apartment building. Excellent design, generous proportions, quality amenity, together with a sculptured built form using unique crafted materials.
We wanted to produce a sought-after residential address for Adelaide.
We are rightfully proud of what we propose.
